House Rules

  • Do not light candles or use incense.
  • No smoking inside.
  • No parties.
  • Please respect quiet hours from 9:00 p.m. to 8:00 a.m.
  • No smoking around premises.
  • Please do not wear shoes in the space.
  • You agree to provide the Host with a copy of your government-issued photo identification immediately upon signing this Agreement. Failure to provide this identification will result in the cancellation of your Reservation.
  • Check in begins at 4pm ET on your Check-in Date. Early check-in on your Check-in Date is subject to availability and must be arranged with the host no less than one day prior to your Check-in Date. Access Codes will be provided to you by 3:30pm on your Check-in Date, or earlier if Early Check-In has been arranged with the Host.
  • Check-out is by 11am ET on the last day of your reservation, unless you have previously requested and received written approval from the Host. Unauthorized late check out will incur a fee of $100 per hour beyond the 11am ET check out time. Further failure to vacate the premises as agreed will result in removal by necessary authorities.
  • An extra guest fee of $25 per person per night is added for reservations with more than 1 guest (over the age of 2 years old).
  • The Building and Apartment access codes are in place for your safety and security. Do not share either of these access codes with anyone not named in your Reservation.
  • Please remove your shoes at the front door of the Apartment and refrain from wearing them in the Apartment.
  • Please be respectful and considerate of our other guests and neighbors. Quiet hours begin at 9pm ET and end at 8am ET. Any complaints of excessive noise will result in immediate termination of your Reservation and removal from the Property without a refund.
  • Do not store any items—large or small—in shared or common areas of the interior or exterior of the Building. Your personal items must be stored within the Apartment.
  • Use of open flames for any purpose other than cooking meals on the gas stove (i.e. candles, incense, drug use etc.) is not permitted anywhere in the Apartment or in, on or upon the Building.
  • No smoking of any kind is permitted in the Apartment or in, on, or upon the Building at any time. A smoke remediation fee of $250 will be assessed to your Reservation if smoking is found to have taken place during your stay.
  • No illegal drugs or illicit activities are permitted at any time in the Apartment or in, on or upon the Building. Discovery of any such activity will result in immediate removal from the Property and termination of the Reservation without a refund.
  • Only one (1) house-trained cat is permitted on the Property as part of a Reservation. Responsible Guest hereby agrees to provide the Host with a recent photo (within the past month) of the pet prior to arrival for verification. A one-time pet fee of $300 per reservation will apply to all pet-included Reservations unless otherwise agreed to in writing by the Host. In the event of any damage to the Apartment beyond ordinary wear and tear, the Responsible Guest will be assessed a pet remediation fee of $250, Such damage is including, without limitation, pet messes not cleaned up by Responsible Guest prior to the expiration or earlier termination of the Reservation.
  • No additional overnight/live-in guests are permitted unless they have been named as part of your Reservation or the Host has provided written approval prior to their arrival, and any additional payment has been remitted to the Host. An overnight or live-in guest is defined as anyone staying beyond 11pm at the Apartment or living and sleeping at the Apartment. Responsible Guest’s access to the Apartment may be immediately terminated if undisclosed or unauthorized overnight guests are discovered and a fee of $50 per undisclosed or unauthorized guest per night will be assessed to your Reservation. An undisclosed or unauthorized guest is any guest that is not named in the Reservation or has not received Host’s advance written approval.
  • Please care for our property and items provided for your use as if they were your own. If you or any of your guests have damaged or broken any items you agree to immediately notify the Host. The replacement cost of any damaged, broken or missing items, including missing and/or excessively stained linens and towels (i.e. used for removing makeup) in the Property as a result of your stay will be charged to your Reservation payment account. You will be responsible for paying the total replacement and/or repair cost for all damages in excess of $25 occurring during your Reservation. Failure to notify the host of any damages may result in additional charges. Please DO NOT use provided linens and towels for pets or any pet uses.
  • Do not flush anything other than toilet paper down the toilet. Do not wash items other than soap, water, or stray hairs down the sinks and/or shower drains. Do not place garbage or food any larger than a grape down the garbage disposal.
  • Food & Garbage: Do not leave already opened, perishable foods exposed in the Apartment. All opened food and food containers must be stored in the refrigerator. Please dispose of food garbage in the provided kitchen trash bins. When the trash bins inside the Apartment are full, please place the secured and tied up bags in the large garbage bin on the back porch of the Apartment. Please replace the garbage bags in any bins where the trash has been taken out.
  • Responsible Guest agrees to indemnify and hold the Host harmless from any actions, claims, losses, damages and expenses that may occur as a result of any infestation that occurs during or as a result of his/her stay in the Property, including without limitation, bed bugs. It is acknowledged that the Host shall not be liable for any loss of Responsible Guest’s personal property or for any personal injury due to an infestation of any kind unless caused by Host’s gross negligence or willful misconduct.
  • No mail delivery is permitted to be received at the Property. Securing a USPS P.O. Box or UPS Store Box are the recommended mail options. Package deliveries are permitted to be received at the Property on a case-by-case basis and only with Host’s prior written approval. Packages may be returned to the sender if delivered without Host’s prior written approval.
  • Common Courtesy: If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, tell us; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back.
  • Sub-leasing of the Apartment is strictly prohibited. Any attempt by Responsible Guests to sub-lease the Apartment will result in immediate termination of the Reservation and Responsible Guest’s access to the Property, without a refund.
  • No parties, events, gatherings, bachelor or bachelorette celebrations or other “social group gatherings” of any kind for any reason are permitted in, on, upon or about the Property.
  • Installation of any items in, and/or structural or material changes to the Apartment—including, but not limited to dismantling or removing furniture or other items within the Apartment—is strictly prohibited and will result in termination of your Reservation. Repair costs incurred by Host due to such prohibited actions will be assessed to your Reservation.
  • Do not touch or otherwise tamper with the internet router, smoke/carbon detectors, or any security equipment in, on or upon the Property. Tampering with any security equipment is grounds for the immediate termination of your Reservation without a refund.
  • You are reserving and staying at a private residence, not a hotel. You agree to treat the Property, building premises, other guests, and neighbors with respect.
  • You and your guests are guests of the Hosts. Under no circumstances shall the Guest or any member of the Guest Party be considered Tenants. This Agreement does not constitute a lease of the Property. Any occupancy by the Guest or Guest Party without a valid and active reservation is considered unlawful and constitutes trespassing on the Property and shall be subject to immediate removal by the law enforcement authorities.
  • No refunds will be given for no-shows or stays that are ended before the reserved Check-out Date, to include any extensions to the reservation, termination of the reservation due to non-payment of owed balances, or violation of House Rules indicating that a reservation would be terminated due to non-compliance. Any cancellations must be made through the original reservation channel and are subject to the Host’s cancellation policy indicated on that channel at the time booking.
  • You agree to provide your estimated arrival time when you make your reservation.
  • Check-in instructions will be provided to you three days prior to your Check-in Date.
  • Each Property is supplied fully furnished. Responsible Guest and Guest Party agree not to remove any furnishings, goods, or supplies from the Property.
  • Responsible Guest and Guest Party agree to abide by all of the House Rules stated at all times while at the Property, and shall cause all members of the Guest Party and anyone else that the Responsible Guest permits on the Property to abide by the following rules at all times while at the Property.
  • All of the apartment units are part of a corporate lease held by the Host; neither the owners of the lease or the owners of the Property are not responsible for any accidents, injuries, or illness that occur while on the premises or its facilities.
  • The Host is not responsible for the loss of personal belongings or valuables of the Guest Party. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
  • We are not responsible or liable for: any injuries or illness that occurs while on the premises; personal belongings or valuables lost or left behind at the property during or after your stay. There will be a minimum $100 handling fee for any items left behind which you request us to send back/return to you by any means i.e. USPS mail, FedEx, in-person meeting. Any requests made to us for the return of items must be received in writing no later than 2 calendar days after the conclusion of your stay and via the platform where you made your reservation.
  • Surveillance or recording devices are used on the exterior of the Property.
  • Neither the Responsible Guest or Guest Party shall sublet or sublease the Property at any time.
  • Responsible Guest and Guest Party shall keep the Property and all furnishings in good order.
  • All guests will only use appliances for their intended uses.
  • Lee & Rush Hospitality and it’s agents reserve the right to enter the apartment at any time in the event of an emergency or urgent maintenance issue that needs to be resolved promptly. When possible, the host shall provide the guest with advance notice of the need to enter the apartment under said circumstances.
  • All keys, key fobs, garage fobs, and parking permits must be returned along with your Welcome Binder, at the time of check out. Failure to return any of these items at the time of check-out will result in a $150 replacement fee per missing item that will be charged to your reservation.
  • Consumable Supplies: The Responsible Guest and Guest Party acknowledge that consumable supplies are provided by the Host as a courtesy and shall not be replenished if exhausted by the Guest Party during the Reservation Period.
  • Housekeeping: There is no daily housekeeping or cleaning service. While linens, bath towels, hand towels, and washcloths are included in the unit, daily housekeeping service is not included in the rental rate. Bath towels or linens are not permitted to be removed from the apartments by the Guest. A “Refresh Cleaning” for a fee of $120 may be requested with 3 days’ advance notice to the Host.
  • Garbage & Recycling: Any garbage must be placed in the proper garbage or recycling receptacle on the Property. If said interior receptacles are full, Responsible Guest and Guest Party shall remove the full garbage and recycling bags from the Property and place them in the designated garbage and recycling containers located on the exterior of the Property.

Cancellation Policy

The security deposit will be refunded if you cancel at least 10 days before your move-in date.

Note: This cancellation policy only applies if you cancel before your move-in date. Any terms in a signed agreement supersede this cancellation policy, so make sure the policy in the lease is correct before signing.
