4 guests 1 bedroom 2 beds 1 bath ⭐KING SIZE BED⭐ 2 Miles from Med Center, Zoo, and NRG Stadium. Great location, King size bed, comfortable stay for those needing a home away from home next to the med center. Better priced then an hotel and run by local Houstonians. Our aim is for you to have the best stay of your life. Guest access As a guest you have full access to everything in the unit. Other things to note Park in an uncovered space as the covered spaces are reserved and require a permit There are 2 doors, one in the hallway and one in the back by the pool. The lockbox is on the back door Our check in time is 5pm. We have it set this way to give our housekeeper enough time to get the unit ready after the previous guest checks out. If you need an earlier check in, please message us directly and depending on the schedule we may or may not be able to accommodate you. No early or check ins or late checkouts will be granted without prior approval directly from the host Since this is Texas and the apartment door opens to the outside, sometimes a bug can sneak in. We try to mitigate this and pest control regularly sprays but sometimes it still happens. It doesn’t mean that the place isn’t clean About valet trash Please make sure your trash is placed outside your door correctly to avoid any violations. A fee of $50.00 will be assessed to your account, on the second trash violation a fee of $100.00 starting immediately, failure to comply with the community policies and your lease agreement will result in legal action being taken against you and could result in an eviction. Only bagged trash will be collected All trash must be bagged and tied. No sharp objects or broken glass No bags over 20 lbs. No Bulk items Cat litter must be double bagged Boxes must be broken down Spill MUST be cleaned by the residents Days of pick up: Sunday -Thursday Only (No pickup on major holidays) please utilize the onsite dumpsters on non-collections days Please remove the trash bin back inside your apartment home before 9:00 am (No exceptions) please stop by the office if you were not provided with one. Utilize the on-site dumpsters on non-collection days Place your trash by your apartment door between 7-8 pm only Collection starts after 8 pm Please help us keep your community clean!

COZY HOME HOUSE RULES: COZY HOME HOUSE RULES: *Locals must communicate with us before booking. *Cannot be any more than 4 persons in or on property at any time without written consent. A violation of this can result in and immediate removal of all guests without refund, at our discretion. *All guests will respect and follow all community guidelines listed on AirBnB listing, inside apartment or listed on property. *This is a self check in property: This is a self check in property. You certify you are willing and able to follow all instructions being provided by AirBnB through either the house manual or check in guide. You can find your house manual/check in guide inside the pantry or underneath sink if available. You also agree to not contact AirBnB host before reading the house manual. * We have placed out the appropriate amount of towels, sheets, blankets, linens and other items for your stay. The guest agrees that if they use more without permission we will add an extra 25$-100$ cleaning charge depending on how many have been use and the time to replace. Guest who damage towels, sheets, blankets, linens or other property of AirBnB host agree to generously pay for the item at the amount charged by the host. *This is a non-smoking property. There shall not be smoking inside the home, this includes vaping and the like. Extra cleaning fees to remove odor and stains may be applied at a minimum of $750 and up to a maximum of $3,000.00 if home has any amount of smoke smell after guest leaves. *Guest acknowledges and agrees to any and all of the following fees if incurred. $200/day smoking fee plus cost to clean and deodorizer the property, $50 late check out fee (if unauthorized), cost to replace keys, garage openers, or other items with service charge (parking credential for example). Responsibility for any other losses for damaged property or not following house rules which incurs costs to the host. *Keep noise to a minimum after 10pm. *PLEASE WASH YOUR DISHES after use. If dishes are not washed, extra cleaning fees may be applied. *PARKING: Parking is first come first serve. The guest acknowledges and agrees to hold the host harmless for any parking violation that may incur during their stay. *Please return all accessories to their rightful places at the end of your stay. *Please acknowledge that occasionally, we may leave consumables such as condiments or snacks left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables. *Please do not rearrange the furniture. *If you would like to host an event (i.e. wedding, graduation, not party), please speak with us about it first. We are not opposed to it however we do require written permission for it. *If guests are found to have had a party without host permission, which is not allowed, this results in extra cleaning, guests will be responsible for extra cleaning charges and in the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY WITHOUT REFUND. *If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY WITHOUT REFUND. *Lastly, because this is an Airbnb community not a hotel, please be respectful of the property and keep it clean before you leave. (Respect our property and our things). *You agree you are booking in good will with your host and will not attempt to damage hosts business because you are unhappy by a ruling by AirBnB or the host because you experience anything unsatisfying or if you disagree with a resolution. You agree to pay all court costs if sued and you agree not to retaliate. Cancellation Policy

No amounts paid will be refunded when the renter cancels.

Note: This cancellation policy only applies if you cancel before your move-in date. Any terms in a signed agreement supersede this cancellation policy, so make sure the policy in the lease is correct before signing.
