About the space

This light filled flat, in the heart of the Mission District, on 21st Street, located 6 blocks from SF General Hospital, 1,000 ft from Valencia street; 1/2 block from Mission Street & a few feet from several mom & pop grocers - Ever Green Market being the closest. We are just 50 yards from Limon Rotisserie (So Vanness location) & Ed and Danny's Liquor Store, about a block from San Jalisco Mexican Restaurant, on SVN & 20th Street. The flat is apprx 1,200 square feet with 12 foot ceilings and lots of large upgraded dual pane Victorian style modern windows. The floors comprise of hardwood and tiles. The central heating system was upgraded in 2011. You will have tandem parking available in the building. This is our house, but we are renting out the entire space. Kevin & I like to cook, so our kitchen is stocked with the basic cooking necessities. The private backyard has herbs & berries, in the Summer months, so please enjoy them. There is also an unit washer & dryer. Included on the rental: cable but not movie rentals, water, internet & garbage. Electricity is not included. The unit has 3 bedrooms & 1 bathroom. Guests will have access to all 03 bedrooms: 1 with a Cal King, bamboo contour mattress; the second bedroom has a queen bed with a Sealy memory foam mattress; bedroom 03, is a 7x9 ft room, with an electric adjustable height desk & a sofa bed. There is a futon mattress available for your comfort. The bathroom has a bath over tub & a Totto bid on the toilet. When you arrive, please inspect the apartment for cleanliness. If ANYTHING is not acceptable, do not hesitate to call me or my husband Kevin. The Mission District is an electrifying & fun neighborhood with an eclectic group of residents that range from street peddlers to high tech moguls & everything in between. There are plenty of murals by local muralists to see. But I tell you, this neighborhood is anything but boring & ordinary & it has excellent weather, food & entertainment. There are security cameras in the front & back of the building (outside spaces only).

Please respect quiet hours from 10:00 p.m. to 8:00 a.m.
- Guests are required to sign a sublet contract, for the duration of their stay. - The apartment comes with dish soap, 2 toilet paper rolls, 1 paper towel & a few trash bags. We do not provide refills. - - No incense or candle burning in the unit. ---No Vaping - Internet data is capped at 300 gigs, renter pays any excess usage - A $25 daily rate applies to each additional guest, after 1st guest. - Renter pays electrical bill. - Renter pays all movie rentals -Only guests listed in the Airbnb booking are allowed in the property. -There are security cameras outside the front of the building & 1 in the backyard. -Ok to smoke in the backyard only. Do not smoke on front steps or back steps. - Renters are required to sign a Sublet Agreement Contract, prior to moving in. •If you have crawling babies or children under the age of 8 mind the low windows. •No parties; Day time BBQs are OK. Kevin is known for crashing BBQs. •No loud music •No loud TV •Movie rentals will be billed to guests - No children running on the hallway - A small dog could be allowed, pending owner’s approval. No pets of any other kind and/or species are allowed. - No glitter in the house - it takes months to clean it & it gets attached to other guests's properties CHECKOUT INSTRUCTIONS 1-Vaccum the place before check out (if your stay is 30 days & longer) 2- Strip the beds 3- Run the dishwasher - you may leave the dishes in it 4- Hang any wet towels in the bathroom 5- Turn off all lights, appliances & the heater 6- Please wipe all drink & food spills from the floors 7- Please use the brillo pads in the unit, to clean any pots you may have burnt 8- Please take all the trash in the house, to the outdoor trash bins, on the side of the house. That includes ALL packaging for deliveries & shopping you may have done while staying in the flat. 9- Please leave any house keys, the garage & gate remotes on the kitchen table.

Cancellation Policy

All amounts paid will be refunded if you cancel at least 60 days before your move-in date.

Note: This cancellation policy only applies if you cancel before your move-in date. Any terms in a signed agreement supersede this cancellation policy, so make sure the policy in the lease is correct before signing.
