About the space

This private suite features two egress bedrooms. You might have the whole space or someone might be in the other bedroom. I can let you know. Fully furnished kitchen, dishwasher, washer/dryer, Google Fiber, drive way parking, green back yard, quiet cul-de-sac. Get comfy on the full size Sleep Number bed. At 900 square feet you can spread out and feel at home. Close to the intersection of 435, 470 and 71/49 highway--get any place in the city quickly. . Everything is brand new in this beautifully finished basement. New replacement windows let in lots of light. When we moved in upstairs most of the downstairs was unfinished. My husband is a contractor and he did a beautiful job adding two bedrooms, a kitchen and expanding the sad little bathroom that was there before. Both bedrooms now have legal egress windows. You get to park in the driveway on this quiet cul-de-sac. You have a separate entrance to access this private space in the lower level of this ranch house. The security deposit is returned if nothing gets broken or damaged. You agree that you are coming to my property under your own risk. Even though I take every reasonable effort to make my establishment safe, accidents sometime happen. This applies to all guests visiting you. You also agree that if you choose to use legal action you agree to pay all attorneys’ fees, including mine. Proper ID required by KOPA and/or homeowner.

Do not light candles or use incense.
No smoking inside.
No parties.
Quiet after 11:00 p.m. as the sound can travel. You are welcome to smoke outside. There is a back entrance that leads to a cement patio with a table and chairs. Please put your butts in a can. Please be respectful of the property and if others are there then please watch your noise level at night. Clean up after yourself, especially in the kitchen. No pets. You may have a friend over for dinner or to socialize one night a week until 11:00 pm. Please clear this with the other renter. No additional overnight guests. Overnight guests will be charged to your account at a rate of $100 per night. $25 fee for lost keys . By doing the following you help me keep my rates low: turn off lights when not in use, please use the shower curtain and limit your showers to 10 minutes. Proper ID is required through Airbnb or to me directly if not furnished to Airbnb. You agree that you are coming to my property under your own risk. As a renter/guest you are accepting full responsibility for the safety of all renting parties and their guests. Owners accept no responsibility for any accidents, injuries or damage to personal property. Renters/guests agree not to hold owners liable or responsible in any fashion, for or on account of any damage to or loss of personal property, personal injury or loss of life and agree to not sue the owners. If you do bring legal action you agree to pay all attorneys’ fees, including mine. Have a great stay!
